To figure out what> it takes to sell a house in this market, we decided to become a bona fide real estate agent. After taking a 40-hour course and passing the Vermont real estate exam, we went around with various real estate agents in Burlington, Vt. to help match buyers and sellers. It took 20 showings, but we finally managed to help sell a condo.

We start big by visiting a $2.7 million property boasting stunning views of the gently lapping waters of Lake Champlain, where residents can kayak or take in views of the Adirondacks whenever they want. We re mildly jealous the abode isn t ours.

At the lakefront property, we take measurements and photos of each room to ensure proper information goes into the multiple listing service. We take note of the Adirondack-style shingles and blue stone patios on the exterior of this 2,872-square-foot home.

This $2.2 million home has been in the seller s family since the 1930s and boasts a beautiful stone fireplace in the expansive living room. A prospective buyer loves the first-floor master suite but thinks the dining room ceiling is a little low.

Our first-time homebuyers love this modest condo, not to mention the attached garage, which makes unloading groceries during a Burlington snowstorm a breeze. Sure, the couple can t stand the parquet floors, but everyone has to start somewhere.
